What is the TM44 Air Conditioning Inspection?
The TM44 Air Conditioning Inspection includes a visual assessment and an examination of the equipment and controls. Ultimately, inspecting assesses whether the system is safe and in good working order. It also pinpoints areas for improvement. If improvements are possible, then we will provide recommendations. Most importantly, applying the changes after the inspection helps you save money in the long term by improving the system’s efficiency and cost-effectiveness.
Legal Requirements and Penalties
Local authorities enforce the requirements relating to Air Conditioning Inspection reports. Failure to commission, keep, or provide an Air Conditioning Inspection report when you are required by the regulations means you may be issued a penalty charge notice.
Getting your Air Conditioning System inspected is a legal requirement. Unfortunately, there are consequences if you don’t follow suit. Air Conditioning inspections are required every five years. Failure to comply will result in a £300 fine.

Systems Requiring a TM44 Air Conditioning Inspection
All air conditioning systems with an effective rated output of more than 12kW must be assessed by an Accredited Air Conditioning Inspector. Additionally, certificates require production via the CLG software report production tool. That’s because lodgement on the Government Landmark Database is mandatory.
Do you need an Air Conditioning Inspection?
All air conditioning systems with an effective rated output of more than 12kw must be regularly inspected by a Non-Domestic Energy Assessor (NDEA). The regulations require the first inspection for:
- All air conditioning systems first put into service on or after 1 January 2008
- For other air conditioning systems, where the effective rated output is more than 250kW the first inspection must happen by 4 January 2009
